What Wears Out on a Pool, and How You Know
A pool is not one thing with one lifespan
The question we get is some version of how long does a pool last. It does not have a single answer, because a pool is four different assets stacked on top of each other, and they age at very different rates.
The structure should outlast everything around it. The equipment goes first. The surface and the hardscape sit in between.
Which means the useful question is not how long does a pool last. It is what is closest to needing attention on mine, and how would I know.
The order things wear out
Equipment first. Pumps, heaters, filters and automation are mechanical and electronic, they run constantly, and they sit outdoors. They are the first thing to need replacing on almost every pool, and they are also the easiest thing to replace.
Surface finish next. Sun, water chemistry and use all work on it continuously. North Texas UV accelerates that relative to a milder climate.
Tile, coping and decking after that. These weather over a longer horizon, and freeze and thaw cycling affects them more than it affects the shell, because they are thinner and more exposed. They also sit in the soil layer where seasonal moisture change is greatest, which in this region matters. What clay soil does to what is around a pool.
The shell last. A properly engineered, properly cured gunite shell should outlast the finishes, tile, coping and equipment around it. That is the whole argument for caring about construction quality rather than features. Why curing decides that.
Why we do not publish a number of years
You will find interval figures elsewhere. We are not going to add to them, and it is worth explaining why rather than looking evasive.
How long a surface lasts depends on how the shell was built, how the plaster was applied and started up, what your water chemistry has been like for a decade, how much sun the pool gets, and how heavily it is used. Two pools built the same week in the same neighborhood can be years apart.
A published interval gets used as a deadline. People either resurface a pool that did not need it, or assume they have four years left on a surface that is already failing.
Indicators are more honest than intervals, and they are things you can see.
What to watch on the surface
The finish is the part you touch, so it tells you the most.
Texture change. A surface that has gone noticeably rough underfoot, or rough enough to be uncomfortable, is telling you something.
Staining that no longer responds. Discoloration that used to clean up and now does not.
Exposed aggregate in patches on a pebble finish, particularly in high traffic areas like steps and the shallow end.
Chemistry that will not hold. A pool that has become harder to keep balanced without an obvious cause is sometimes the surface rather than the chemistry.
Worth separating two things that look similar. Fine hairline crazing in plaster is cosmetic and common. A structural crack in the shell is a different category entirely, and confusing them is expensive in both directions. How to tell which one you have.
What to watch on equipment
Different signals, and they are mostly about pattern rather than any single event.
Repairs becoming repetitive. One failure is a repair. A third failure in two seasons is a replacement decision wearing a repair costume.
Parts availability. This is the one people do not check and it frequently decides the question for them. Older equipment eventually stops being supported, and a unit you cannot get parts for is at the end of its life regardless of how it is running.
Noise and behavior change. Equipment that sounds different, cycles differently or runs longer to achieve the same result.
Efficiency you are paying for. Older equipment can be working fine and still be the most expensive thing in your backyard. Where the running cost actually comes from.
What to watch around the pool
Tile, coping and decking, which in this region move because the ground does.
Watch for coping stones lifting or separating, grout failing along the waterline, tile popping off, and cracking or settlement in decking. Also watch where water goes during a storm, because drainage is the lever you actually control over how much the surround moves. How drainage gets designed.
When something around a North Texas pool shows movement, it is usually the surround rather than the pool.
What actually extends any of it
Three things, and only one of them is available after the fact.
How it was built. Shell engineering, cure discipline, drainage design and hydraulics. Fixed at construction and worth more than everything that follows. The phase where most of it is decided.
How the startup was handled. Fresh plaster is meant to go under water and into balanced chemistry on a schedule, and problems in that first period can leave permanent marks. Why that week matters.
Water chemistry, consistently. This is the one you control for the life of the pool. Water that is out of balance consumes more chemical and damages surfaces and equipment over time, which brings replacement forward. Balanced water protects your plaster and your equipment as well as the people in it.
Timing work sensibly
If several things are approaching together, doing them at once is usually cheaper than doing them separately.
Equipment upgrades in particular are more efficient when other work is already happening, because access is open and crews are already there. A standalone job later costs more.
Fall is the sensible time to assess. It is the quiet part of the year here, and it gives you room before the following summer.

Watch the surface texture, watch whether repairs are repeating, and check whether parts are still supported. Assess in the fall rather than in July. And keep the chemistry balanced, because that is the part that is yours.
