How Long Does It Really Take to Build a Pool?
Ask this question of five builders, and you'll get five answers: eight weeks, twelve weeks, three months, a hundred days, "depends."
They're not necessarily disagreeing. Most of them are answering different questions and not saying which.
Because there are two timelines on a pool project, and almost nobody separates them.
There's the construction window how long crews are actually working in your backyard. And there's the total project from the day you sign to the day you swim, including everything that happens before a shovel moves.
For our builds: roughly 100 days from start to swimming on average, of which about 8 to 12 weeks is construction.
If a builder quotes you eight weeks, ask whether that includes permitting. If they say yes without hesitating, ask how they control a municipal review queue. Nobody does.

Two things jump out of that table.
The fastest phase is the most dramatic one. Excavation through gunite is about a week, and it takes your backyard from flat ground to a recognisable pool. Homeowners are elated during this stretch.
Then it slows down. Finishes take three to five weeks and look like much less is happening. This is the phase where people start wondering whether something's wrong. Usually, nothing is tile, coping, decking, electrical and masonry are slower, more detailed work than moving dirt.
Why do we target gunite by day seven
There's a scheduling principle worth understanding, because it tells you something about how a builder thinks.
We aim to have your pool gunite by day 7 of construction. And we don't plaster until after day 28.
That gap is deliberate. Gunite gains strength through hydration over time, and the twenty-eight-day industry standard exists as a conservative point at which a range of mixes can be expected to approach 4,000 PSI. With a good mix, a good shoot, and proper hydration, a shell typically hits 70 to 85 percent of that by the end of day seven.
Shooting gunite early and plastering late means the shell gets maximum cure time without the overall project stretching out. The work that happens between tile, coping, decking, and electrical fills those weeks productively.
Be a little wary of the reverse: a builder slow to gunite and quick to plaster is compressing the one window that shouldn't be compressed. More on curing and shell strength.
What actually causes delays
In rough order of how often they happen:
Permitting. The most common and least controllable. Cities review their own schedules, and requirements vary between jurisdictions. HOA architectural committees add a second approval on their own timetable; some meet monthly.
Weather. Rain affects excavation and any concrete or masonry work, and saturated clay soil needs time to dry before machinery can work on it safely. Individually, these are short delays. In a wet spring, they accumulate.
Homeowner selections. This one surprises people. A build can sit waiting on a tile or coping decision. Make your selections during design, not during construction.
Site surprises. Rock, unmarked utilities, and drainage that turns out to need work. Less common, genuinely disruptive when they happen.
Material and equipment lead times. Specific equipment or stone can carry a weight.
Inspection scheduling. Inspections happen when the city has an inspector available.
Change orders. Every change you request during construction resets something downstream. This is the delay caused most within your control.
What doesn't usually cause delays
Worth saying, because homeowners worry about the wrong things.
Summer heat. We build through Texas summers. Heat affects how a shell must be cured, not whether work happens.
Winter. Construction runs year-round here. A hard freeze pauses concrete and masonry briefly.
Pool size. A larger pool doesn't take proportionally longer. Complexity features, elevation change, and multiple water features move the schedule more than volume does.
When should you start?
If you want to swim by early summer, starting in autumn or winter is a comfortable answer. Work backwards: allow two to four weeks for design and permitting, then eight to twelve weeks of construction, then add a margin for weather and municipal timing.
Building calendars across DFW genuinely does fill through the busy season, so earlier gives you more choice of dates. That's a scheduling reality rather than a sales tactic. Starting in April to swim in June is tight, and starting in November to swim in May is comfortable.

Who tells me when something slips, and how quickly?

That fourth one matters more than people expect. Delays are tolerable. Silence isn't. Other questions worth asking before you sign.
