What DFW Weather Does to a Pool Over Twenty Years

Four different climates, one backyard

North Texas does not have one weather problem. It has four, and they attack different parts of a pool.

Sustained summer heat works on concrete strength and on comfort. Hard freezes threaten plumbing and equipment. Hail damages what sits above ground. Drought and rain cycles move the soil beneath everything.

Which means durability here is not one decision. It is a set of choices made at different phases of a build, most of them invisible once the water is in.

Here is what each one affects and what to do about it.

Summer heat, and what it does during construction

The most consequential weather effect on a pool happens before the pool exists.

Gunite gains strength through hydration, not by drying out. A shell shot in July can face a run of hundred degree days immediately, and a shell left to bake without being kept wet can shrink, craze and crack. Worse, the strength it fails to develop in those first days cannot be added back later. There is no remedial step.

This is why we ask homeowners to water their new shell during the early curing stage. It feels strange and it is not optional.

With a good mix, a good shoot and proper hydration, a shell typically reaches 70 to 85 percent of its 4,000 PSI target by the end of the seventh day. We plaster after day 28. More on curing and shell strength.

Summer heat, and what it does afterward

Above the waterline, sustained heat and intense UV work continuously on materials for the life of the pool.

Color shifts. Stone, grout, concrete and plaster all change appearance over years under strong UV. How much depends on the material and finish, which is a fair question to put to your builder about anything you are considering.

Surface temperature becomes a comfort decision. This is the most practical consequence and the one most often deferred to appearance. Dark stone absorbs more heat. Shade stops being optional. A deck you cannot stand on at four in the afternoon is a deck you do not use. Pergolas and covered structures are infrastructure here rather than ornament. More on shade and outdoor structures.

Evaporation is significant. Enough that normal summer water loss is routinely mistaken for a leak.

Hard freezes

Most winters here are mild. Every few years one is not, and 2021 recalibrated everyone's expectations about what a North Texas freeze can do.

For a pool, a freeze is a plumbing and equipment problem. Water expands. Pumps, filters, heaters and automation are all exposed if the system is not designed and operated for it.

Two things determine the outcome, and only one is yours to control afterward.

How the pool was plumbed and equipped. Freeze protection is a design consideration rather than a component added later. Ask a builder about it specifically before you sign, and expect an answer about the system rather than about a brand of part.

What you do when one is forecast. Know before the week it happens, because the window is short and the details depend on your specific equipment. Ask at handover, write it down, and keep it accessible.

Hail

The weather effect nobody mentions when selling a pool.

The shell and the water are not the concern. What sits above ground is: equipment housings, automation panels, light fixtures, safety covers, pergola roofing, outdoor kitchen appliances and any glass or screening.

Two practical points. Equipment pad placement is worth thinking about with weather in mind as well as noise and service access. And it is worth checking with your insurer how pool equipment and outdoor structures are treated under your policy, because coverage varies and it is better understood before an event than after.

Drought and rain cycles, which move everything

This is the slowest acting and the most consequential.

North Texas swings between saturated springs and multi year droughts. The Dallas and Fort Worth area sits largely in the Blackland Prairie, where USDA Natural Resources Conservation Service soil surveys classify the dominant soils as Vertisols, clays defined by their capacity to change volume with moisture. Texas A&M AgriLife Extension research documents this shrink and swell behavior as a defining engineering constraint here.

The soil is never at equilibrium. It is always on its way to being wetter or drier than it was last month.

What that affects: your shell, which is why steel and thickness matter, and more visibly your decking and hardscape, which are thinner and sit in the soil layer where moisture changes most. When something around a North Texas pool shows movement, it is usually the surround rather than the pool.

Drought also affects water use. Restriction stages come from your provider and your city, change seasonally, and can change with little notice. Check your provider's current stage before planning a fill date.

What to decide because of all this

  • Shell specification. Ask what steel and gunite thickness you are getting. In soil that moves, thickness is structural
  • Cure discipline. Confirm the shell will be kept hydrated, and understand your part in it
  • Freeze protection by design. Ask how the pool is plumbed and equipped for it
  • Material choice for heat, not just for looks
  • Shade, planned rather than added
  • Drainage designed before excavation
  • Equipment placement considering weather, noise and service access

Construction runs year round here. Starting in autumn or winter generally means swimming by early summer, and it puts the gunite cure window in cooler weather, which is one less variable to manage.

The bottom line

Four weather problems, four different targets: the curing shell, the materials above the waterline, the plumbing in a freeze, and the soil under everything.

None of them make building here difficult. All of them reward a builder who accounted for them, and none of them can be fixed afterward.
